Why Is My Split System Air Conditioner Leaking Water?

A split system air conditioner leaking water inside your home is one of the more alarming things to discover, especially when it’s dripping onto flooring, furniture, or walls. The good news is that this is one of the more common air conditioning problems Brisbane homeowners encounter, and in many cases, the cause is straightforward and fixable. Why Does a Split System Produce Water in the First Place?
When your air conditioner runs in cooling mode, warm humid air from your room passes over the cold evaporator coil inside the indoor unit. The temperature difference causes moisture in the air to condense on the coil surface, in the same way a cold drink forms condensation on the outside of the glass on a humid day. This condensed water collects in a drain pan below the coil and is carried away through a condensate drain line that exits the building.
In Brisbane’s humid climate, this condensation process is substantial. A split system running on a hot, humid day can produce several litres of water per hour. When the drainage system is working correctly, you’ll never see any of it. When something goes wrong with that system, the water ends up somewhere it shouldn’t be.
Blocked Condensate Drain Line
The most common cause of a leaking split system is a blocked condensate drain line. Over time, mould, algae, dirt, and biological growth build up inside the drain pipe, eventually restricting or completely blocking the flow of water. When the drain is blocked, water backs up into the drain pan, overflows, and drips or runs out of the indoor unit.
In Brisbane’s warm, humid conditions, this kind of biological growth in the drain line is very common. The warm, moist environment inside the drain pipe is perfect for algae and mould growth. Regular servicing includes cleaning the condensate drain, which is one of the best preventative steps against this problem. If you haven’t had a service in over 12 months and your unit is leaking, a blocked drain is the first thing to check.
Frozen Evaporator Coil
A frozen evaporator coil can also cause water leakage. When the coil ices over and then the system is turned off or switched to fan mode, the ice melts rapidly, producing far more water than the drain pan can handle in a short period. The excess water overflows the pan and leaks out of the unit.
Ice on the coil is itself a symptom of an underlying problem, typically a dirty filter restricting airflow, low refrigerant, or the system running at extremely low temperature settings for extended periods. If you see ice on your indoor unit, turn the system off and let it defrost fully before running it again. Clean or replace your filters. If icing recurs, the underlying cause needs to be diagnosed by a technician.
Dirty or Clogged Air Filter
A severely clogged air filter restricts the airflow across the evaporator coil. With insufficient airflow, the coil becomes too cold, eventually freezing over. This is one of the most preventable causes of water leakage. If your split system air conditioner is leaking, the first thing to do is slide out the filters (usually accessible by lifting the front panel of the indoor unit) and check their condition. A filter clogged with grey lint and dust is overdue for a clean.
Wash the filters under lukewarm running water, let them dry completely, and reinstall them. This alone fixes a surprisingly large proportion of water leakage cases caused by iced coils. In Brisbane, filters should be cleaned every four to six weeks during heavy use periods.
Disconnected or Damaged Drain Line
In some cases, the condensate drain line can become physically disconnected, cracked, or damaged. This is more common in older installations where the original drain line has degraded, or in systems that have been knocked or disturbed by tradespeople working near the unit. A disconnected drain line simply dumps all the condensate water where it exits the pipe rather than where it’s supposed to go, which often means directly into the wall cavity or onto the ceiling of the room below.
This kind of issue requires a technician to access the drain line, identify the break, and repair or replace the affected section. It’s not a DIY job if it involves accessing pipe runs inside the wall or ceiling.
Improper Installation or Incorrect Unit Slope
The indoor unit of a split system needs to be installed with a very slight slope toward the drain end so that condensate water flows naturally toward the drain pan outlet. If the unit is mounted level or sloping the wrong direction, water will pool and eventually overflow in the wrong direction. This is an installation fault and requires repositioning the unit to correct. It’s also worth having a qualified technician inspect any recently installed system that starts leaking shortly after installation.
When to Call a Technician
If cleaning the filter and waiting for any ice to melt doesn’t resolve the leaking, call a technician. Continued water ingress into walls, ceilings, and floors causes damage that multiplies in cost the longer it’s left. A blocked drain can typically be cleared in a single service visit. A frozen coil caused by low refrigerant or a deeper mechanical fault will take longer and cost more, but it’s still a repair, not a replacement, in most cases.
